When going to a foreclosure auction or trustee sale always come prepared. When going always have a cashiers check. Recently I attended a trustee sale at the court house ready to bid on an amazing house. The house was worth around $160,000 and going to auction for only $88,000. We went to bid on the property and learned that our proof of funds letter was not enough. The only other investor bidding on the property picked it up for $88,000. The lesson is always be prepared and there are amazing deals to be found at foreclosure auctions and trustee sales.
